REALTORS' TERMS AND CONDITIONS
1. General Conduct
- Realtors are prohibited from disseminating misleading or misrepresented information to potential clients.
- Realtors must sell properties strictly at the approved prices set by the management of Conic Homes and Properties Limited.
- Realtors shall conduct themselves professionally and ethically at all times.
- Any act capable of bringing the company's name into disrepute is strictly prohibited.
2. Payment Policy
- Realtors are strictly forbidden from receiving money from clients for property transactions or any company-related purpose.
- All client payments must be directed only to the company's authorized account.
- Realtors shall not demand agent fees, compensation, or any unauthorized charges from clients.
3. Approved Payment Structure
- Clients on installment plans shall pay 40% of the purchase price as an initial deposit.
- The remaining 60% shall be paid within six (6) to twelve (12) months.
- Installment payments attract an additional 20% – 25% fee on the outstanding balance as approved by the company.
- Outright payments must be completed within zero (0) to three (3) months from the date of subscription.
- Realtors must encourage clients to strictly adhere to the company’s approved payment plans.
- Any deliberate deviation from the approved structure shall be treated as gross misconduct and may attract disciplinary and legal consequences.
4. Commission Structure
- Registered realtors are entitled to a 10% commission on successful estate property sales marketed and closed by them.
- A 2% referral commission shall be paid to any realtor who introduces another realtor that successfully closes a sale.
- A 5% commission applies to sales of individual plots, housing units and other stand-alone properties within Asaba and its environs.
5. Commission on Installment Transactions
Where a client subscribes under an installment payment plan, the realtor’s commission shall be paid proportionately in line with the client’s payment schedule until full payment is completed.
6. Professional Ethics & Responsibilities
- Realtors shall not quarrel or engage in disputes with clients or fellow realtors during marketing activities.
- Realtors shall not deal with clients in a fraudulent, dishonest, or dishonorable manner.
- Realtors have no authority to receive money on behalf of the company.
- Company resources must not be used for private business purposes.
- Misrepresentation of the company’s brand is strictly prohibited.
- Stealing or hijacking clients from fellow realtors is highly prohibited.
- Realtors are encouraged to work collaboratively as a team when necessary.
- Realtors must provide periodic progress reports (oral or written) to management regarding prospective clients.
7. Disclaimer
Conic Homes and Properties Ltd shall not be liable for any facts represented by an unregistered realtor or for any verifiable facts misrepresented by a registered realtor.
8. Publication of Registered Realtors
Names of registered realtors may be published on the company’s website and other official online platforms for verification by prospective clients.
9. Legal Undertaking
By registering as a commission-based realtor (without salary) with Conic Homes and Properties Ltd, you solemnly undertake to abide by all company rules, regulations, and guidelines stated above. Any breach of these terms shall result in disciplinary action, possible legal consequences, and automatic termination of your realtor status with the company.
